- Find out whether they hold a licence or act under someone else's
- Separate industry membership from regulatory authorisation
- Confirm the external complaints scheme
- Ask which lenders they can actually access
- Know the obligation they already owe you
Ask in the meeting
- What is your credit licence or credit representative number?
- How many lenders are on your panel, and which did you use most last year?
- How are you paid on this loan, and is there a clawback clause that could reach me?
- Why this loan over the next two options?
- What happens to my application if the valuation comes in under the purchase price?
- Who does the work — you, or someone else in the office?
- What are the current turnaround times at the lenders you are recommending?
Confirm in writing before you commit
- Upfront commission — how it applies to my loan
- Trail commission — how it applies to my loan
- Clawback — how it applies to my loan
- Fee for service — how it applies to my loan
- Which lender is recommended, and why over the next two options
- Whether the pre-approval is credit-assessed or an automated estimate
- What happens if the valuation comes in under the purchase price
